VisideaX — Partnerships for Europe's large-scale land, real estate and development projects.
A private, founder-led practice structuring and closing substantial transactions across Europe: land acquisition and disposal, and residential and commercial development, with a focus on Switzerland, England and Slovakia. Hospitality and events of comparable scale are included, and so is expansion: we help companies that want to enter or grow in Europe find the partner, the site and the structure. By mandate, in strict confidence.

To be the partner behind Europe's large projects, and to stay small.
Large projects stall when the right people are not at the same table, or when the partnership is badly structured. Our goal is to put that right: to find the partners, shape the deal and see it through to closing, for a few mandates at a time.
To bring owners, developers, investors and operators into one well-structured partnership, so that a large land, real estate, development or hospitality project can move from idea to signature.
A limited number of mandates, each handled personally by the founders, in strict confidence, with a deliberately small team.
A transaction that closes, and partners who would be glad to work together again. Nothing else counts as success.

The projects we take on.
Large land, real estate and development projects across Europe, with a focus on Switzerland, England and Slovakia, hospitality and events of comparable scale, and the expansion of companies into Europe.
Mandates are of substantial scale and limited in number. Terms are agreed in writing before any work begins, and every engagement is subject to sanctions, anti-money-laundering and due-diligence screening.
Lex Koller comes first. We make it easier to manage.
In Switzerland, the Federal Act on the Acquisition of Real Estate by Persons Abroad decides what a foreign or foreign-controlled buyer may acquire. In any Swiss project that touches land or real estate, it shapes the structure before price, partners or timing do. We run it as one workstream from the first call.
We map who is involved and what each party holds, including indirect holdings and loans.
We set out the order of steps and the documents the authorities and the land registry will ask for.
We bring your counsel in at the start and keep every party on the same page and the same timeline.
We report the Lex Koller status in every update, so nobody finds out late.
Persons abroad, and Swiss companies controlled from abroad: in general where persons abroad hold more than one third of the capital or votes, or have provided significant loans.
Land, residential property and shares in real-estate companies, including indirect and fiduciary structures. Commercial premises are treated differently, and cantons add their own rules, such as second-home limits in Alpine communes.
General information, not legal advice. Your own Swiss lawyer gives the opinion; we keep the work moving. The rules depend on the person, the property, the structure and the canton, and they change.
Every deal, reported to the people it concerns.
At regular intervals, set in the engagement letter, we send a written update on the progress of each deal to the parties directly concerned. Each party sees only what is theirs.

The people behind VisideaX.
VisideaX is founder-led and deliberately small: two people, personally accountable for every project. Enquiries are answered personally.

Francesco founded VisideaX in 2026 and is its Managing Director. He leads the practice: every mandate, its finance and its relationships with landowners, developers, investors and operators, from the first conversation to the signed partnership. He works as a Swiss-certified ski instructor in St. Moritz with ultra-high-net-worth guests, where discretion and personal trust are the whole job, and has completed courses in private equity, investment banking and markets. He is based between London and St. Moritz.

Patrik is Co-Founder and Head of Operations of VisideaX. He is responsible for how the practice runs: the pipeline and the processes behind every enquiry, the legal and administrative set-up, documentation and follow-up, so that what is agreed is organised and delivered. He works alongside Francesco, who leads finance and relationships. Patrik is from Bratislava, which gives VisideaX a natural link to Slovakia and Central Europe.
We are not responsible if a project does not succeed.
VisideaX introduces, structures and supports. We act on a best-efforts basis and do not promise or guarantee that a counterparty will be found, that a deal will close, or that a project will succeed, make a profit or receive its permits and financing. Those outcomes depend on the market, on third parties and on the decisions of the parties themselves.
VisideaX is therefore not liable for the success or failure of any project. Our main fee is paid only when a deal closes, and every engagement is set out in writing before work starts. This does not limit liability where the law does not allow it to be limited, for example for intent or gross negligence.
Enquiries and introductions.
